Nolensville 30-Day Showings Trend Softens

October 13, 2026

Nolensville showing activity, September 12–October 12, 2026. Final 30-day rolling averages: Williamson 5.08, Davidson 2.10, Rutherford 1.31.

Sellers – does it feel like your Nolensville home is getting fewer showings lately? This data gives that feeling some context.

I pulled showing activity for the Williamson, Davidson, and Rutherford County portions of Nolensville. This graph tracks the 30-day rolling average of showings for active residential listings from September 12 through October 12.

All three areas finished below where they started, although the paths were different. Rutherford saw the sharpest downward trend, Williamson eased after a mid-September peak, and Davidson picked up temporarily before dropping back.

**The latest rolling averages, as of October 12:**

🔴 Williamson County: 5.08
🔵 Davidson County: 2.10
🟢 Rutherford County: 1.31

**What do those numbers mean?**

Each point looks back over the preceding 30 days. Our local Multiple Listing Service, RealTracs, averages showings for active listings using its showing service and adjusts for how many days each property was available to show.

For example, a home with 15 showings over 15 showable days would have the same adjusted pace as a home with 30 showings over 30 showable days. That helps us compare homes that were available for different lengths of time.

These are adjusted averages per listing… not daily showing counts or total showings across the area.

Seasonality deserves some consideration. Housing activity typically slows as we move from spring and summer into fall and winter. We are also battling mortgage rates that have recently risen to their highest levels since November 2023.

If your listing has been quieter lately, you’re seeing a pattern reflected in the broader Greater Nashville data. That’s useful context… but your home’s price, condition, presentation, competition, and showing availability still matter.

My approach is to compare your home with its actual competition, review the feedback, and determine whether we need patience, an adjustment, or a different strategy.
