The town dates back to the early 1800s, and until recently, it was primarily known as a sleepy suburb of Nashville with farms and a few rustic businesses. Beginning in the early 2000s, though, Nolensville development took off and new neighborhood after new neighborhood formed.

Today, Nolensville is known as one of the fastest growing communities in Middle Tennessee. The town is vibrant with parks, trails, athletics, community-events, and good ‘ol southern charm! It’s conveniently located within 15 minutes of Brentwood and Franklin, yet contains an identity that is all its own.

July gave Nolensville buyers something they haven’t had in abundance lately: a little breathing room. In the Williamson County portion of Nolensville, housing supply climbed to 4.5 months, new listings were up 27% from last July, and closings fell 30%. The median sale price slipped to $935,000, while the average sale price remained essentially unchanged at about $1.185 million… a good reminder that the headline numbers don’t always tell the whole story.

So, is Nolensville becoming a buyer’s market? Are home values actually falling? And what should sellers expect as we head toward fall?
