A busy day for national housing news, with some important numbers for buyers and sellers to consider:• Mortgage News Daily’s average 30-year fixed rate is 7.40% today... slightly better than yesterday, but still keeping monthly payments high.• September’s signed purchase contracts fell 7.3% from August and 11.3% from last year, nationally.• Housing starts dropped 5.2% from August. Meanwhile, 43% of builders surveyed reported cutting prices in October, and 65% offered incentives.Prices are holding up better than sales activity. NAR’s latest national median sale price was up 1.3% from last September, with 4.8 months of inventory available.Here’s the local detail that caught my attention: Nashville-area pending sales declined just 2% annually... the smallest decline among the 50 largest metros NAR examined. Redfin’s separate price index showed Nashville values essentially flat from August and up 2.9% annually. Those are metro numbers... individual Nolensville neighborhoods can look quite different.Here's what you need to know... buyers who can comfortably afford today’s payments have opportunities to negotiate. What a difference seven years makes in Nolensville real estate!In September 2019, the median-priced home in Nolensville (Williamson County) sold for $554,933. Last month, that figure was $970,000. That's a 75% increase in home prices... but the real eye-opener is what happened to the monthly payment.With 20% down, a 30-year fixed mortgage, and (estimated) property taxes included, the monthly payment jumped from $2,278 to $5,421. That's a 138% increase!Higher home prices are certainly part of the story, but higher mortgage rates have made an even bigger difference in affordability. It's no wonder buyers today are taking a closer look at their budgets and weighing their options.I'm curious, Nolensville neighbors: do you think home prices and mortgage rates will eventually bring affordability back in line, or is this simply our new normal? ...
