This number remains low, even adjusted for the season. (See graphic below). Inventory has been dropping since October ’23 and now stands at the lowest figure we’ve seen since only 44 homes were available for purchase in Nolensville (Williamson County) at the end of May 2022.

💵 MORTGAGE RATES: according to Mortgage News Daily, the average 30-year fixed rate dipped to 6.64% on December 15th, but has slowly been moving back up again. Today, that rate hit 6.92%. This rate is still better than what we saw throughout most of the second half of last year. According to Mortgage News Daily, the average 30-year fixed was above 7% from July 27th through December 12th… peaking at 8.03% in mid-October. There’s no guarantee rates will get any better any time soon, so my advice is to take advantage of rates in the 6s and a marketplace where sellers are accepting below asking-price offers.
