Home sales in Nolensville TN (Williamson County) bounced up 26% from the month before, almost 36% from the year before, and for the eighth time in 2015 eclipsed 30 sales in a month.

Heading into the final month of the year, we have almost reached the total number of sales from all of 2014, so it’s a forgone conclusion that 2015 will become another record-setting year for home sales in Nolensville.

Here are sales stats provided by the Williamson County Association of Realtors. Keep in mind these figures do not include For Sale By Owner or Nolensville properties outside of Williamson County:

  • Single-Family Homes Closed: 38… up from 30 in October.
  • Median Sold Price: $407,790… down from $411,683 in October
  • Avg. Days on Market: 52… up from October’s 48
  • Inventory: 125
  • Pending: 39
  • Number of new construction sales: 26… up from 17 in September
  • Existing home sales: 12… down from 13 in October
  • Median Sales Price/Square Foot: $139.76/sf
  • Average Year Built: 2011

Bent Creek led all subdivisions in sales with 10. Burkitt Place came in second with 6 sales… Summerlyn and Arrington Retreat tied for third with 4 sales each.

The average year built of the 12 existing home sales was 2004… with an average sales price of $361,975 and an average days on market of 69.

Meanwhile, Williamson County as a whole saw year-over-year sales decline in the month of November by 10.5%.

321 single family homes sold in Williamson County compared to 359 in November 2014. Additionally, 27 condos sold – up from 25 the year before.

The median Williamson County home price was also $412,176 up 6.25% from November 2014. It’s the eleventh time in the past twelve months the median price has been above $400,000.

This is Nolensville residential sales data as reported by our local MLS (RealTracs) and only cites the Williamson County sales figures. For Sale by Owner and Nolensville homes in Davidson and Rutherford counties are not included.

Nolensville Home Sales November 2015

Nolensville bucked the trend set by the rest of Williamson County and actually had a November with more sales than both the month before – and year before!

As we head into December, there are enough pending transactions to safely anticipate another strong month of sales, and I feel confident we’ll surpass 30 closings for the ninth time in 2015.

We’re now virtually guaranteed to set another record high for yearly sales in Nolensville – it’s been a banner year once more led by new construction.

While I’m anticipating a strong December, I’d be pretty surprised if we came close to the amazing 47 closings we recorded in December of last year.

So, it’s my expectation we’ll finish 2015 with a roughly 9% year-over-year growth in volume… which falls right in line with my January prediction of how this year’s activity will fair.

By some measures, more than 8 out of 10 real estate agents do not renew their license after 3 years in the business. It’s cut-throat, it’s unforgiving, but it can be very rewarding for those who exhibit real passion, patience, and business skills.

Success was never a given, but it was my ambition – as well as the satisfaction of doing honorable work and spending time and effort helping my community.

This was a breakthrough year for my business. Just in Nolensville, where I focus my real estate practice, I had the honor of representing 28 buyers and sellers in closed transactions. I also helped people buy and sell homes in Antioch, Brentwood, Franklin, Nashville, and Mt. Juliet.

I whole-heartedly feel this year’s success couldn’t have been achieved without you – my Nolensville friends and neighbors – who were willing to give me an opportunity, largely based on word of mouth.

My family and I love this community. Frankly, I consider it the best place I’ve ever lived. Folks rally around their local small businesses, are always willing to lend a hand, and care about the growth and promise of this fine town.
