Nolensville, Monday in the Market [3/25/2024]:🎉 Another eight homes went under contract last week in Nolensville (Williamson Co.). Twenty-six contracts have been written so far this month (through Sunday), averaging just over one per day.🏠 Six (23%) of the contracts written so far in March have been for new construction. Among existing homes currently under contract, more than half were built in the past ten years.Available housing inventory remains low for this time of year, but mortgage rates and home prices remain high enough to keep many buyers from acting fast. 41% of the currently available, existing homes for sale in Nolensville (Williamson Co.) have price-reduced.💵 According to Mortgage News Daily, the average 30-year fixed mortgage rose one basis point today, reaching 6.92%. Nolensville, Monday in the Market [3/11/2024]:🎉 The Nolensville (Williamson Co.) real estate market continued a solid run of activity last week with another eight listings going under contract between Monday, March 4th and Sunday March 10th.🏠 All of the pending contracts were written on existing homes (6) or recently completed new construction (2). List prices on these properties range from $895,000 to $1,900,000.There are presently 53 homes listed for sale in town, which is still a low figure. 16 of them (30%) have price-reduced - illustrating continued "give" among many sellers - but I'm starting to see more opening-weekend contracts pop up. The market is gaining steam, perhaps most clearly shown by "Days on Market" for closed properties. February home sales in Nolensville (Williamson County) averaged only 22 days on market before going under contract. That's a drop of 17 days compared to the year before... and the fewest average days on market in town since last August.💵 According to Mortgage News Daily, the average 30-year fixed mortgage rose two basis points to 6.87% today. Nolensville, Monday in the Market [3/4/2024]:🤔 I remember (2018) when I could count on two hands ALL of the homes in Nolensville that had ever sold above $1,000,000.My how times have changed. Last month, alone, there were SEVEN sales above $1-Million... one of them even cracked the $2-Million mark. Welcome to the new Nolensville.🏠 Final numbers haven't been reported yet, but according to our local MLS data, the median selling price last month in Nolensville (Williamson County) was $910,000. Nineteen homes sold, making it the slowest February in town since 2015... but the price those homes sold for was still a big number - and a lot of people paid cash! Nine of the nineteen sales last month were recorded as either all-cash or the 'other' category... as in 'other than traditional financing'.Meanwhile, home buyers also woke from their slumber and wrote 32 contracts that were accepted in Nolensville (Williamson County) during the month of February.New construction was the big winner with twelve contracts accepted, which equates to 38% of all that was written last month. The brand new Telluride neighborhood cleaned up with ten contracts!📈 Finally, mortgage rates spent most of February up from January figures.
